Max value not sum value

Hi,
I am using a matrix visual for this. 
Displaying the date values for 2022 (492,682) & 2021(451,44) with this measure:
Total Count = SUM('Combined Table'[owner_cnt]) + SUM('Combined Table'[Rental_cnt])
 
Right now if I turn on the ROW subtotals it gives me the total of all the values, but I need to see the MAX COUNT.  Because this is a calculated measure value I don't know how I can show the Max value for the selected month or year.

Can someone please advise on this?

@sraj More or less a measures total problem/MM3TR&R:

This looks like a measure totals problem. Very common. See my post about it here: https://community.powerbi.com/t5/DAX-Commands-and-Tips/Dealing-with-Measure-Totals/td-p/63376

This is very useful, thanks for sharing!

But my problem with this is not that the total is incorrect, I am trying to show the MAX COUNT value that would be the latest value for the year columns not the total.
