RANKX within multiple groups

Hi all,

 

Quite new to Power BI/Power Query with most of my knowledge coming from experimentation and using these forums, so please take that into consideration when responding. My current issue is as follows:

 

I am using this in the context of commerical real estate and want to assign a rank to a particular deal's annual rent wihtin the deal year (2018, 2019, 2020, etc,) as well as by deal type (new, renewal, option and move out). Basically, ranking the new leases, renewals, options and move outs by annual rent by year.

 

I have tried using combinations of the RANKX and FILTER functions, but it never comes out the way I need. Can someone provide guidance on how to think about this problem conceptually, and possibly some solutions of how to get a workable solution?

The most important parts are:
1. Sample data as text, use the table tool in the editing bar
2. Expected output from sample data
3. Explanation in words of how to get from 1. to 2.
