Condition if date less than today

Hi 

I have a column with dates and blanks. Some of the dates are older than today. Others are greater than or equal today. I need a condtion that highlights the date if less than today. 

I have tried this function 

Condition = IF( Inspections[Max Appt Date] <= TODAY(),1,0)

however it also highlights the Blanks Red. These need to be white

DATE	Condition
01/09/2022	Red
15/09/2022	Red
28/09/2022	White
	White
03/10/2022	White
14/09/2022	Red
	White
	White
10/10/2022	White
11/10/2022	White

Hi thank you for your quick response. Almost right , I made a couple of adjustment and it works.

Condition = IF(AND ( Inspections[Max Appt Date] < TODAY(), Inspections[Max Appt Date] <> BLANK()), 1,0)
